There are 19 neighborhoods behind the gates of Southern Hills Plantation (list below and map above).  The smallest lots are the Manors, Cottages and Lily Pond.  These are the areas where you may find sections of maintenance free.  These are typically 50′ lots and require homes to be a minimum of 1,600 sq ft.  Although 50′ lots are the smallest lot in the community, it is important to remember that many masterplanned communities in Florida only offer 40, 50 and sometimes 60 foot lots.  Southern Hills is also home lots over 1 acres.  These lots are 110′ width (often much more) and require minimum home sizes of 4,500 sq ft.  These homesites are also required to have a minimum of 2 buildings and carry special architectural design feature requirements to provide a grand feel to these neighborhoods.  All of the neighborhoods in Southern Hills Plantation fall into one of the following homesite types.
