Southern Hills Plantation in Brooksville, Florida is a premier golf course community in the Tampa Bay Area. The golf course is always ranked highly and the community and amenities are second to none. Southern Hills Plantation is located in Hernando County, just south of Brooksville on U.S. 41 and is a 45 mile drive to the Tampa airport. This gated community has approximately 1,000 lots and allows lot owners to select their own builder. The community has an architectural review board to help protect the charm of the neighborhood. Along with the top rated Southern Hills Golf Course, amenities like restaurants, pool, pool bar, gym, game rooms, and walking trails make this such a desirable place to live.

Choosing the perfect lot for your dream home in Southern Hills can be a little confusing. Feel free to contact me with questions and guidance on choosing a lot that fits your family the best. All of the lots are located in various neighborhoods within the community. Each of these require a certain size home. Some are maintenance free and some require a detached building, like a detached garage or pool house. Don’t fall in love with a lot only to find that it requires a larger home than you would be required to build. Contact me early in your search so I can assist your in choosing a location just right for your family.
Southern Hills Plantation Amenities
The amenities of Southern Hills Plantation make this a very desirable neighborhood. A real favorite of the community is the resort style pool with a pool bar / restaurant (Sunnies) overlooking all the fun. The newly updated fitness center has huge windows facing the pool and a beautiful pond with fountain as a backdrop. Clay tennis courts and newly added pickleball courts are always a great place to meet up with friends for some fun. A walking trail leads around the pool and ponds and connects to sidewalks that continue throughout the neighborhood.
At the top of the hill sits the beautiful clubhouse. Within this facility is the Southern Hills Plantation Pro Shop, a full service restaurant and bar (Pete’s Grill), a downstairs pub, banquet hall, and administrative offices. And then, the golf course!!! This is the true gem of the Nature Coast. This Pete Dye designed course is a beautiful masterpiece that will challenge players of all levels. Putting green, driving range, and a par 3 practice course round out this amazing property.
Events hosted by the community make this such a fun place to live. From pool parties and live music at the pool to music bingo and wine / bourbon tastings at the clubhouse, there is something for everyone in this amazing place!
