What Are The Steps To Build A New Home In Southern Hills Plantation

When people ask what the steps are to build a new house in Southern Hills, I ask if they want the abbreviated list or the “real” list.  This is because there are so many things that some do not think about.  The process includes, not only the steps to build the house, but also when, where, and who.  Let’s dive right in…

STEPS TO BUILDING IN SOUTHERN HILLS PLANTATION
  •  Evaluating the Community – The first step in the process should always be getting to know the neighborhood.  Explore the Southern Hills Plantation Amenities (give me a call for an extensive tour), get familiar with the neighborhoods within the community, learn which lots are available and start to think about where in the community best suits your families’ needs.  Quiet street or right in the thick of it?
  • Tour the Builders’ Model Homes – After we tour the community and amenities, let’s stop by each of the builder’s models and discuss what each offers.  We can explore price ranges for various builders in Southern Hills, square footages their floorplans offer, how much customization they allow and much more.  I have built with more that one of the available builders and can really shed light on what each of these builders brings to the table.  Let me put my relationship with the Southern Hills builders to work for you.  Each builder has some inventory (quick move-in) homes or they will build you a home on one of their available lots.  Some will even purchase a lot for you from a private seller if it is the one you want.  I am familiar with the builders of Southern Hills processes, which lots may best fit your needs and can help guide you to the perfect location.  I have more information HERE  about all the fantastic builders including Perry, AR Home, Spire, Terratta, Vitale, and more.
  • Once you have selected a builder we can study their floorplans and determine which best suits your family.
  • After the builder, the lot and the floorplan are selected I will help you negotiate with the builder to get the best pricing, incentives, interest rate and other perks to get what you want at a price that you are happy with.
  • While the builder is working on getting your building permit from City of Brooksville, you will begin the fun stuff!!!  Depending on the builder you select, you will begin selecting design elements for your home such as colors, flooring, cabinets and other finishes.
  • Once your Southern Hills Builder has obtained the building permit from the City and design approval from the community’s Architectural Review Board (ARB), they will begin on the foundation step of the build.  This includes tree removal, site prep, plumbing that will be in the foundation, pouring the footers, and pouring the slab.  
  • Your builder will then move into framing.  This will include laying concrete block for all exterior walls (all homes in Southern Hills Plantation are constructed of concrete block, not wood) and building all interior walls with wood.  This step also includes installing the trusses and the roof.
  • Now your builder can install rough mechanicals including A/C ducts, electrical, plumbing and insulation.
  • FIRST MAJOR INSPECTION – The next step is drywall but, before that happens, most builders will walk the project with you at this point.  I will attend this walk through with you (if you like) and would also recommend having a 3rd party inspection done at this point.  I can set this inspection up for you and even meet the inspector at your new home to go everything with them.  After inspections are complete, drywall is installed and your Southern Hills House begins to feel like your family’s home!
  • Moving into a finish or trim phase, your builder will now install doors, tile, cabinets and some exterior elements.
  • This leads right into the period of your build when mechanical trims (like vents), vanities, countertops are installed.  Additionally, your A/C will be started up and the exterior will be completed.
  • Next will be landscaping and final clean-up.
  • FINAL INSPECTION – At this point your builder will ask that you do a walk through to point out any issues.  They will create a “punch list” which itemizes any issues and they will begin working on those.  I would recommend that prior to this walk though, you have your inspector come do a final inspection on your behalf.  I can, again, set this up for you and meet the inspector on site.
  • Once all of your punch list items and items discovered by inspector have been addressed, it is time for Closing day!!!   This is where you sign all your documents and get the keys to your new home!!!
  • All that is left to do is move in and get all of your utilities set-up.  As a lifelong resident of the area I can assist you with reputable movers and answer any questions your may have regarding cable, internet, trash, water, gas or any other utilities and how to get them set-up.
