What Are The Steps To Build A New Home In Southern Hills Plantation – How Long Does It Take?

Building a new home in Southern Hills brings with it some steps that you do not encounter in many other communities.  I trying to keep the community looking nice, Southern Hills has an Architectural Review Board (ARB) that reviews all plans to ensure they meet certain criteria.  One of the main things that the ARB looks at is the front elevation of the home you want to build.  Southern Hills does not allow adjacent home look too similar.  They look at the color and architectural features of your proposed home to ensure a level of uniqueness.  Having built a couple homes here and assisted others in the process, I know how to navigate this process to make sure you get as close to what you want as possible.

I always get asked certain questions about building here and I will attempt to answer some of those below…

Who Does The Permitting For New Homes In Southern Hills Plantation?

Southern Hills Plantation is located within the City of Brooksville.  The “city” is responsible for the permitting process for for your new home in Southern Hills.  Fortunately, Brooksville is a rather small town and the permitting process is much faster than most other municipalities.  Although times vary based on workload, the city often gets building permits approved in under a week.  This often takes 2-3 months through other governing agencies.

How Long Does It Take To Build A New Home In Southern Hills Plantation?

I typically cringe when I get asked this question because there is no straight forward answer and it varies by builder, how busy the industry is, and numerous other variables.  Let’s break this down and give you a ROUGH IDEA of what to expect.  Again, this varies greatly!  Shoot me a text or give me a call and let’s discuss what you are considering and I can give you a more current educated guess on what you might expect.

The quickest way to get into a new construction home in Southern Hills Plantation is to purchase an inventory home from one of the builders.  These homes are either completed or at some stage of the build that will get you into the home quicker than if you start from scratch.  The primary advantage to a “quick move-in” home in Southern Hills is getting in quicker and still getting a brand new, never lived in home.  There are numerous drawbacks but, maybe you are ok with these.  The first drawback is location.  If none of the inventory homes are on a lot that you and your family like, you may have to compromise.  Next, is that the design elements have already been selected.  If you are building with a builder that does not allow you to change anything or change a relatively small amount of options, this doesn’t really affect you.  If you are building with Perry Homes, AR Homes, or any builders who have design centers and allow you to make many custom upgrades, buying one of their quick move-in homes takes that opportunity away.  If you purchase an inventory home you may be able to get into the home in as little as 30-60 days.

Some of the builders in Southern Hills Plantation do not allow you to make any or very few customizations to your new home.  If you select one of these home, build times can be faster than some of the more customizable homes.  Terrata and Spire are two examples of builders who offer fewer customizable features.  As a result, so report having one of these homes built in 6-8 months from time of groundbreaking.

The more customizable homes take the longest to build.  Some builders in Southern Hills Plantation offer minor (adding a shower, changing cabinets, adding built-ins) to major (moving walls, adding on rooms, major structural alterations) customizations and, therefore, take much longer to complete.  Much of the time that is added with these builds comes from new blueprints, electrical plans, and elevations having to be designed, inspected, and approved.  These builds may take 8 months and up depending on the level of customization.  Give me a call if you are considering building a custom home in Southern Hills so we can discuss what to expect for your situation.
