Our Build With Perry Homes In Southern Hills
My wife and I are in the middle of a new construction build with Perry Homes in Southern Hills Plantation. Come along as we discuss the process of building in Southern Hills and specifically our experience with the Perry Homes Process. In this neighborhood, Perry Homes builds both 65′ and 80′ lot homes. Which each of these the process varies slightly. Here we will discuss our process of building the 80′ home the “3368”. Perry Homes calls their homes by their square footage.

Phase One – Selecting Colors / Finishes
We are skipping over the process of selecting a lot and a model you would like to build but don’t forget I can help you through that process as well. The first step in the actual build process is selecting your finishes, colors and other features at the Perry Homes Design Center. This can be a little overwhelming but is also very exciting. Let me guide you through the process and answer any questions you may have. We are currently building our 3rd home in the last few years and can really shed light on how all of this goes. I offer this service to all clients who let me help through the whole process.
In this phase you will go to the Perry Design Center and work with a consultant to make selections and upgrades. Below is a list of some of the larger selections you will be making here…
- Flooring (hardwood, LVP, Tile, Carpet)
- Cabinets (colors, door style, glass cabinet doors, hardware)
- Countertops (edge style, quartz, quartzite, granite)
- Shower tile / backsplash
- Fixtures
- Interior Door Styles
- Paint Colors
- Tub Shape
- Light fixtures, fans
- So much more!
Phase Two – Site Prep / Dig Footers / Foundation
Ok, let’s break ground with our Perry Homes Build in Southern Hills Plantation! In this phase, Perry Homes will start by prepping your lot. This means removing any trees that will be in the way of the build. It is also when some bad soil may be removed and good fill dirt will be brought in. Next, Perry will dig the footers and install the rebar for your new home. This is when you first get a feel for home your home will feel on the lot!
If you let me assist you through this process, I can go by your lot and FaceTime with you if you want to see how your build is going. I can also just shoot a video and send it to you. As your agent through the process, I provide this service and many more!
Next, your footers are poured allowing for any necessary stem walls to be build. Then Perry will backfill the stem and pour your foundation! So exciting and I can work with you and your Perry Homes construction manager to work through an questions that come up along the way.
Phase Three – Framing
During the framing phase with Perry Homes in Southern Hills Plantation our house started taking shape. At this time the interior framing is done, trusses are installed and the sheeting is put on the roof. Really starting to look like a home during this phase!!!
Phase Four – Mechanicals
Drywall… almost. We just finished our “pre drywall” walk with Perry Homes and everything is looking great. At this phase the mechanicals (AC, elec, plumbing) are largely complete. Roof is on, windows are in! House is “dried in” so that the insulation and drywall can go in. Our meeting went great with the Southern Hills Perry Team. We went through all of our selections and upgrades to make sure everyone was on the same page. Looking forward to the next phase!
Phase Five – Drywall & Texture
It is early December and our build with Perry Homes in Southern Homes Plantation is coming along nicely. Drywall has been installed and textured. The exterior has had stucco applied and the area that will be stack stone have been prepped. At this point our home build has been passed off to a new construction manager. Perry switches CM’s half way through the build to get a fresh set of eyes on your project. During a meeting with the initial and incoming CM we covered the status of everything and all details of our home build. We are very happy with the progress and quality of the build thus far. Next come the “shiny things!” Cabinets, trim and everything that will really start to make our build look like a home!
Phase Six – Trim (Cabinets & Tile)
During this phase of our build with Perry Homes, cabinets and tile have been installed. This box is really starting to look like a home! I have to share with you an experience we had during this phase. My wife and I went to take a look at the progress on a Saturday. We noticed a few mistakes with the cabinets in our dining room built in. Past experience made me pretty sure that the build would not have noticed the issues. Sunday morning I put together an email outlining the issues we observed. Within an hour one of the Perry construction managers replied to my email. He let me know that, not only were they aware of the issues, they already had the cabinets ordered to fix the issues!… on a Sunday!!! Bravo Thomas and thanks for the great service! This level of care so far through the construction of our new home has made me very happen with our decision to choose Perry Homes in Southern Hills Plantation.
Phase Seven – Trim (Woodwork & Countertops)
Really coming together nicely now. On this visit, some countertops are in, tongue and groove wood ceilings have been installed on the porches and the yard has been cut for paver install. We are very happy with the look of the countertops and the kitchen backsplash.
